Sad that this is allowed to happen to anyone in today’s home market.
The Senate violated it’s own rule in 1996 allowing a industry to write laws making it possible for that industry to act as profiteers that drive some board directors to initiate lawsuits making thousands for lawyers to collect a very few dollars owed the association.
I strongly question the ethics of any self proclaimed specialist practicing this kind of law. I see this animal as less than human.

Jeepers, Mr. Kelly! Don’t you realize that, as a member of CAI Arizona and CAI National, Mr. Shaw is bound by the high ethical standards of CAI? Did you report Mr Shaw to CAI? Hmmmm?

You sound like some of the homeowners we used to have in Sunnybrook Farms HOA until we passed a law requiring homeowners to have a GOOD ATTITUDE! (The rule really works.)
