We have a real mess here in

We have a real mess here in Florida. The homes in my HOA are not selling, there are For Sale signs, mosquito swimming pools and renters everywhere and at least three vacant and vandalized homes sitting empty. My biggest concern is if the board does something stupid, like raising the dues or have a special assessment that will just make things worse.


The Board will almost

The Board will almost certainly do something stupid. In our subdivision, the developer was trying to sell lots that had no electricity, telephone, cable, gas, water or completed roads to the lots. The President of the Board decreed that he had consulted the management company(!) and the reason that lots were not selling was because the CCRs weren't being enforced. Of course he couldn't point to an actual violation nor could he explain how prospective purchasers would know of such a violation or how such a violation would pale in comparison to the obvious: the lots they were trying to sell were uninhabitable. This person is a "partner" in a prestigious law firm in Texas. I can only speculate that he does such a solid analysis job for clients of his firm. Yes the solution to selling uninhabitable lots is to "fine" people who already purchased lots. Perhaps your Board will not be so foolish, but the techniques used and the objectives sought by the management companies are pretty much the same everywhere. It is only a matter of time before they find someone gullible enough to buy into their hype.


Yes, and when the prices

Yes, and when the prices were high here in Florida, our HOA board claimed it was because of the Association. However, they had not "enforced" the CCRS in some time, because they knew better - they had so badly abused them that they were no longer enforceable. The reason the home prices were high a couple of years ago is because the home prices everywhere were in the "bubble." And now that "bubble" has crashed.

The REALITY is that it is LOCATION, not associations, that most affect home prices in a specific market. The overall market is bad now everywhere - nationally - because of the problems with mortgage lenders. Has your board not been reading the news?


I know, Dotti. I am in

I know, Dotti. I am in Florida as well, and we have a couple houses that were foreclosed in our neighborhood. The banks that bought them are not taking care of the property. IT is a problem - but the banks should be charged with cleaning this up not the other homeowners. In a very good market, these houses may be bought not by the bank that foreclosed but by another party, for a price more than the amount of the original mortgage. This is not a good market.


It was about an hour ago. I

It was about an hour ago. I heard this loud car outside my window. I looked out the window and found someone taking severals flashes. Someone was taking pictures of my home. I live in a Gated HOA Community. I called our guard gate and asked him to stop this car. He informs me that every morning starting at 4am the new guards take pictures of all of the license plates of all the cars that are parked on the street and in our driveways. Isn't this an invasion of privacy? I spoke to the guard on duty and he informed me that they load all of these pictures on their computer and send them to our HOA everyday!

Funny how they are out there at 4AM! I think that the HOA and the Newly Security company(2mths) should have sent us out a notice. Anyone know my rights? I will ask the atty next door as they were taking pictures of his pickup truck in his driveway? Urgh! HOA- stands for; Homeowners Obey Ass-00000000000's!
